Job Overview

The Task

To qualify leads into profitable transactions through tactical negotiations, relationship/rapport building, and proper evaluations of property seller needs through cold calling.

 

Roles & Responsibilities


  • Receive/make calls from all marketing platforms and maintain seller to company communication. 

  • Use script to qualify all leads.

  • Push all qualified leads to Podio.

  • Report to and assist Acquisition Manager by ensuring leads are properly qualified 

  • Test and evaluate consumer response to different negotiation tactics, scripts, & training.

  • Link the proper leads to the proper campaigns for accurate tracking and measuring.

  • Actively seek referrals and introductions to networks of possible sellers. 

  • Additional duties and/or responsibilities may be assigned as deemed necessary. 

  • Hold to the highest ethical standards and use business judgment to balance the needs of the client with the needs of the company. 

  • Work hand in hand with Acquisitions Managers to successfully close deals. 

What We Expect From You


  • Qualify 15 leads a week and have them pushed to Podio with complete notations of what transpired on the call. 

  • Contract 2-3 deals per month with acquisitions. 

  • Have at least 90 Total Sales Calls Daily. 1800 Total Calls (Live Calls) minimum per month. 

  • Participate in weekly Leadership Meetings and join Zoom calls for coaching and team meetings. 

  • Have a 2.5% Qualified lead to opportunity ratio, 45 per month

  • Expected to be on phones Tuesday through Saturday (Overtime can be granted upon request, required approval).

  • Weekday standard time will be 1:00 AM - 9:00 AM GMT. (One acquisition specialist will operate on the first shift between 1:00 AM to 4:30 AM. The other acquisition specialist will operate between 4:30 AM - 9:00 AM, with a one hour break from 6:00 AM - 7:00 AM. 

  • 3 notices of late arrival or leaving early without approval can result in corrective action to include termination of employment. 

 

What’s in it For You

Compensation: 

As Lead Acquisitions Specialist you will be compensated BASE pay of $2.50/hour (avg of Php125 to Php135 depending on exchange rate).

 

Probation:

Lead Acquisition Specialist agrees to a 45-days trial period to which they can resign or be let go based on Manager/Supervisor’s evaluation on Leads Manager’s ability to align with company core values and ability to perform required tasks. 

 

Leaves: 

American Holidays will be followed with regards to days-off. 

 

Performance Reviews:

The Employee will be provided with a written performance appraisal at least once per quarter and said appraisal will be reviewed at which time all aspects of the assessment can be fully discussed.
